Highlands access without Highlands pricing.
Scaly Mountain is the one buyers keep overlooking, and I genuinely don't understand why. It sits about 9 miles and 13 minutes from downtown Highlands on NC-106, so you're not sacrificing much in drive time, but the price per acre and price per square foot both come down noticeably once you cross into Scaly.
It's quieter and more residential, without a downtown of its own, so you're relying on Highlands for dining, shopping, and day-to-day life. There is a small local country club community for buyers who want a casual, low-key amenity nearby without needing to belong to one of the bigger Highlands or Cashiers clubs.
That's the honest tradeoff: you save real money and get more land, but you're a short drive from anything social. For buyers who want a base camp more than a social calendar, Scaly Mountain is often the smartest money on the Plateau.
NC-106 is a good, reliable road connecting Scaly Mountain to downtown Highlands in about 13 minutes, which matters more than the mileage number itself, especially once winter weather is part of the picture.
If more land and a quieter pace are the priority, I can show you what that actually buys down here compared to Highlands proper.
